Terms of Use for TropiEstate Platform

1. Introduction

These Terms of Use set out the rules for using the TropiEstate platform. By using the platform, the user accepts the following terms.
TropiEstate.com is an international classifieds platform operated from Cambodia under the TropiEstate brand.

2. Definitions

Platform – TropiEstate, a listings system allowing the publication of real estate offers and business promotions.
Host – a person or company posting property listings (for rent or sale).
Guest – a person looking for properties or contacting a host.
Business – a company providing services promoted on the platform.
Stripe – external payment provider integrated with the platform.

3. Nature of the Service

TropiEstate is solely a marketplace platform:

• TropiEstate is a listing platform – it does not provide intermediary services and does not charge any commission on transactions.
• Users communicate directly with each other.
• The platform does not participate in any settlements between parties.

4. Registration and User Account

• Posting a listing requires account registration and providing accurate data.
• Registration is free and quick (no email verification required).
• Accounts may be removed in case of violation of the terms.

5. Posting Listings

• Listings may be added by private individuals, agents, companies, and hotels.
• Each listing must include:
  • an accurate description,
  • price,
  • location,
  • at least 3 real, good-quality photos,
  • contact details (email / phone / WhatsApp / Line).
• Prohibited actions:
  • copying offers,
  • posting false information,
  • publishing illegal content.
• The administration reserves the right to hide or remove any non-compliant listing.

6. Listing Duration

• Initially, listings are active for 90 days.
• After that, users can freely extend them (with a single click).
• This ensures that the listings database remains up to date.

7. Fees

• At launch, the platform does not charge any fees.
• In the future, the following may be introduced:
  • featured listing fees,
  • optional premium plans,
  • business subscriptions.

• All changes will be announced in advance.

8. Newsletter

• By accepting the terms, the user agrees to receive emails, including the TropiEstate newsletter.
• Users can unsubscribe from the newsletter at any time.

9. Security and Responsibility

• The platform is not responsible for the success of contacts or transactions.
• Hosts are responsible for the accuracy of their listings.
• If a violation is reported, TropiEstate may suspend the user’s account.

10. Changes to the Terms

• The terms may change over time.
• The current version will always be available on the website.
• Users will be informed about any important changes.

11. Jurisdiction and Legal Responsibility

• TropiEstate is operated by a company registered in the Kingdom of Cambodia.
• The platform is not registered in Thailand and does not provide services requiring a license under Thai law.
• Any legal disputes shall be resolved under Cambodian law.

12. No Financial or Digital Asset Services

• TropiEstate does not provide investment, financial, banking, or digital asset services (including cryptocurrencies, tokens, or NFTs).
• The platform does not handle any financial transactions between users, does not store funds, and does not act as a payment intermediary.
